M-60 water pump oil leak

After running my M-60 I notice oil leaking out of the seal around where the water pump drive shaft comes out from the engine. I took this apart and found a thick rubber washer that looked OK but I suppose it must be worn. Am I correct in my thinking here? If so where can I get a new seal?
